As part of the rental application process, we require certain documents from all applicants. These documents help us verify your identity, income, and rental history, and ensure that we are complying with all applicable laws and regulations.

Here are the documents that we require from all rental applicants:

Photo ID: We require a valid government-issued photo ID, such as a driver's license or passport, from all applicants. This helps us verify your identity and ensure that you are legally authorized to rent in Canada.

Proof of income: We require proof of your income, such as pay stubs, bank statements, or tax returns, to ensure that you can afford the monthly rent. We typically require that your monthly income is at least three times the monthly rent.

Rental history: We may contact your current or previous landlords to verify your rental history and ensure that you have a good track record of paying rent on time and taking care of the property.

Credit report: We will run a credit check on all applicants to evaluate your creditworthiness and ensure that you are financially responsible. This may include a review of your credit score, credit history, and any outstanding debts or liens.

In addition to these required documents, we may also request additional information or documentation depending on the property and your individual circumstances. For example, we may require proof of insurance if you have a pet, or a co-signer if you do not meet our income requirements.
